NOMA is the 20-acre city centre mixed-use neighbourhood, located between Victoria Station and the Northern Quarter and right next to the city’s retail core. Home to a vibrant, new tech community, it’s now an important commercial destination, breathing new life into its rich heritage buildings. The first phase included the £100 million Co-operative Group headquarters at 1 Angel Square. They have since been joined by Amazon, Arcadis Group and the Ministry of Justice. To date, it has seen £150 million construction spend, created 5,400 full time jobs and supported 80 apprentices. When fully complete, NOMA will create 4 million sq. ft of new homes, offices, hotels, and retail and leisure space.
The NOMA development achieved a BREEAM ‘outstanding’ rating for its net zero 4 Angel Square commercial building. Boasting 100% renewable energy supply, 4 Angel Square is in the top 1% of UK non-domestic buildings and viewed as an innovator in sustainable development. Bank of New York Mellon is soon to become the sole occupier of this ten-storey, 200,00 sq ft building, a major vote of confidence in our city.
You’ll find New Century at NOMA, too. This new social hub has brought a piece of Manchester’s musical heritage back to life as the new go-to performance venue. With the ground floor hosting independent food traders, the basement is home to the dBs Institute, teaching music technology and nurturing the next wave of creative talent.

The Oxford Road Corridor is known as Manchester’s Knowledge Quarter, home of research, innovation, skills and education. Five member organisations – University of Manchester, Manchester Metropolitan University, Manchester City Council, Manchester University Foundation Trust and Bruntwood – collaborate to make the most of opportunities and support the innovation that exists here.
An estimated £2.6bn is being invested in Oxford Road Corridor institutions between 2015 and 2025. And with around 20,000 new jobs to be created by 2030, this key area is a major economic driver for the regional economy.

World-leading discovery and translational research facilities alongside diagnostics, medtech, digital health and genomics businesses can be found at the Citylabs Campus. Now in development, Citylabs 4.0 will provide a further 125,000 sq. ft to satisfy growing demand from the life-sciences sector.
Manchester Science Park is one of the UK’s most established life sciences and tech communities, home to over 150 businesses working in life sciences, digital tech, advanced materials, cybersecurity, computer engineering and more. The Bright Building provides a state-of-the-art hub for digital and tech firms, while the Base building is the net zero home to education and tech businesses. Looking ahead, redevelopment of the Greenheys Building will create a world class R&D facility, with the UK Biobank Headquarters as the anchor tenant.
The University of Manchester and Manchester Metropolitan University have both invested heavily in their estates leading to flagship projects such as the new Engineering Buildings A & B, the National Graphene Institute, Alliance Manchester Business School, the state-of-the-art Dalton Building for science and engineering and SODA (School of Digital Arts). There are some ambitious capital investment programmes in the pipeline to 2030, too, including the major new innovation district, Sister (formerly known as ID Manchester), the University of Manchester’s joint commercial development with Bruntwood SciTech.

And over on the former site of the BBC, the first phase of Circle Square opened in 2021. It has over 1,000 new homes and 400,000 sq ft of office space, and Symphony Park provides high quality public green space for cultural events. No.1 and No.2 Circle Square, alongside the Manchester Technology Centre, have created a digital and tech cluster of start-ups, SMEs and multinational corporations, including Accenture, Roku and the Cyber Resilience Centre. No.3 Circle Square is now underway and will offer 264,000 sq. ft of flexible office space.

Sister (formerly known as ID Manchester) is the city’s planned 2m sq ft, £1.7bn innovation district from the University of Manchester and Bruntwood SciTech. It’s a hugely ambitious development.
When complete, offices, laboratories and creative studios will live alongside our world-class university. It will boast more than 1,500 new homes and nine acres of public realm, and create over 10,000 new jobs, training and apprenticeship opportunities for people across Greater Manchester.

This is where enterprise meets culture. Home to Aviva Studios, Manchester’s landmark cultural venue, the new development at St John’s is an exciting addition to our city. St John’s is a new sustainable and liveable city centre neighbourhood. Places to live and work are complemented by new places to socialise – Caravan, Fenix and Courts Club, followed by Soho House and Mollie’s Motel in 2025, will all provide somewhere for everyone to eat, drink, meet and play. It's cluster of media, tech and modern businesses in both new and heritage buildings is going from strength to strength, with Cloud Imperium. WPP and Booking.com all making it their home.
